House Rules

Hey there! I'm Kristian, and I'm so glad you're staying with us!

I want you to feel right at home, relax, and enjoy everything our little stretch of coastline has to offer.

There are a few house rules I'd like to go over. Nothing too complicated, just some important guidelines to keep our homes in great shape, our neighbors happy, and everyone's stay enjoyable.

These rules also help us comply with local short-term rental regulations. Please remember that you're staying in someone's home, so I simply ask that you treat it with the same care and respect you'd give your own.

1. Checking In & Out

Check-In: 4:00 PM or Later

  • You're welcome to check in anytime after 4:00 PM.
  • Most of our homes offer easy self-check-in, so you can arrive at your convenience.
  • Your access code won't become active until 4:00 PM unless we've arranged an early check-in.
  • Want to get your vacation started a little sooner? Just ask! Early check-in may be available for an additional $100–$250, depending on the property and our cleaning schedule.

Check-Out: Before 10:00 AM

  • Check-out is before 10:00 AM so our housekeeping team has enough time to get everything ready for the next guests.
  • If you need a little extra time, reach out at least 48 hours before your scheduled departure. I'll do my best to accommodate you, but late check-out isn't guaranteed.
  • Unapproved check-outs after 10:00 AM will result in a fee equal to half your nightly rate.
  • If you're still at the property after 2:00 PM, a full additional night's rate will be charged.

2. Being a Good Neighbor

Quiet Hours: 10:00 PM – 8:00 AM

Our communities are wonderful places to unwind, and I'd love to keep them that way for our neighbors, too!

  • Please keep noise to a minimum between 10:00 PM and 8:00 AM.
  • This includes loud music, conversations, slamming doors, and anything else that might disturb nearby homes.
  • Quiet hours are strictly enforced. Violations may result in fines or eviction without a refund.

No Parties or Events

I'm all for making great vacation memories, but our homes aren't the place for parties or large gatherings.

  • Parties, events, dinner parties, and gatherings of any kind are not permitted.
  • This applies to every property, without exception.
  • We take this rule seriously out of respect for our neighbors and the local community.
  • If a party is reported or discovered, guests will be required to leave immediately without a refund.
  • Fines ranging from $2,500 to $10,000 may also apply, depending on the circumstances.

Maximum Occupancy & Visitors

  • Every home has a maximum guest capacity based on local ordinances and fire safety regulations.
  • That number applies at all times, not just overnight. For example, a home that accommodates six guests may not have more than six people on the property at once.
  • Planning to have someone stop by? Please get written approval from our team beforehand.
  • Exceeding the maximum occupancy may result in eviction without a refund.

Minimum Rental Age: 25

  • The primary renter must be at least 25 years old.
  • At least one adult age 25 or older must stay at the property throughout the reservation.
  • We may request a valid photo ID at check-in to verify age.
  • Guests who don't meet this requirement will be denied check-in and forfeit their reservation without a refund.

3. Taking Care of the Home

Parking

  • Every property has designated parking spaces and a maximum number of permitted vehicles.
  • Please use only the approved parking areas listed in your check-in instructions.
  • Parking on the grass or along the street isn't permitted unless you've received written approval from our team.
  • Unauthorized vehicles, trailers, or RVs may be towed at the owner's expense.

Trash & Recycling

Nobody wants trash piling up on vacation, especially in the Florida heat!

  • Please place all garbage in the designated trash bins throughout your stay and before departure.
  • If your property has green garbage or recycling bins, please roll them to the curb the evening before scheduled collection.
  • You'll find the pickup schedule in your property instructions.
  • A $150 trash removal fee will apply if the bins aren't handled as instructed.

Starter Supplies

I've stocked the home with a few essentials to help you get settled in.

You'll find a starter supply of:

  • Toilet paper and paper towels
  • Dishwasher and laundry pods
  • Hand soap
  • Hotel-style shampoo and conditioner

These are meant to get you started, so if you run out during your stay, you'll just need to pick up a few extras.

Towels, Linens & Laundry

  • We've provided fresh bed linens, bath towels, and beach towels for the guests included in your reservation.
  • Most properties also have a washer and dryer or access to a laundry room if you need to freshen things up.
  • Additional linens and towels aren't provided during your stay unless you've arranged extra housekeeping services.
  • Missing, damaged, or permanently stained linens will be charged to your final bill.

4. Smoking, Pets & Property Policies

No Smoking or Tobacco

To keep the home fresh and comfortable for everyone, our properties are completely smoke-free.

  • Smoking of any kind is prohibited inside the home and anywhere on the premises.
  • Evidence of smoking will result in a minimum $500 fee.
  • If professional odor removal or fumigation is needed, an additional $1,500 fee will be charged to the card on file.

No Drugs or Marijuana

  • Drug and marijuana use, including medicinal marijuana, is not permitted anywhere on the property.
  • Evidence of drug use will result in a $1,000 fine and eviction without a refund.
  • If professional fumigation or odor removal is required, an additional $1,500 fee will apply.

Bringing Your Dog?

I know our four-legged friends are part of the family, too! Many of our homes are dog-friendly, but there are a few things to know.

  • Dogs are welcome only at designated pet-friendly properties.
  • Breed and size restrictions may apply.
  • Please let us know when booking, or at least 48 hours before arrival, so we can approve your dog and collect the applicable pet fee for each pet.
  • This also helps us schedule the extra cleaning needed for future guests, especially those with allergies.
  • Bringing an unapproved dog or failing to pay the required pet fee before arrival will result in a $500 fine per pet.

5. A Few Florida-Specific Tips

Air Conditioning: Keep It at 74°F or Above

Florida sunshine is wonderful, but our air conditioning systems have to work pretty hard to keep up!

  • Please don't set the thermostat below 74°F.
  • Setting it lower can cause the system to freeze up and stop cooling altogether.
  • If you open windows or exterior doors for an extended period, please turn the AC off completely.
  • If the system stops working because these guidelines weren't followed, a minimum $250 service fee will apply.

Balcony & Patio Doors

That ocean breeze is tempting, but there's a good reason we ask you to keep the sliding doors closed.

  • Please keep balcony and patio doors shut except when entering or exiting.
  • Open doors allow salty air, moisture, and sand into the home.
  • Over time, these can damage furniture, appliances, electronics, bedding, and flooring.
  • Leaving doors open also makes the AC work overtime.

Sand: Let's Keep It at the Beach!

There's nothing quite like a day with your toes in the sand. Just try not to bring the whole beach home with you!

  • Please rinse off using the outdoor hose or shower before heading inside.
  • Shake out beach towels, shoes, bags, and other belongings.
  • Before using the washer or dryer, make sure everything is free of excess sand.
  • Sand buildup can damage the laundry machines and cause them to stop working.

Pool Safety

If your home has a pool, I hope you get plenty of time to enjoy it!

  • Please follow all posted pool rules and safety guidelines.
  • Rinse off any sand before getting into the water.
  • Always supervise children around the pool.
  • Use the pool responsibly and be mindful of other guests and neighbors.

6. Before You Head Home

A Quick Check-Out Checklist

I want your last morning to be as easy as possible. Before heading out, I'd really appreciate your help with a few things so our cleaning crew can get a head start.

  • Trash: Gather and take out all trash to the designated bins.
  • Dishes: Load any dirty dishes into the dishwasher and start a cycle.
  • Fridge & Freezer: Remove all leftover food and beverages.
  • Beds & Towels: Strip the beds and place used linens and towels near the laundry area or on the floor.
  • General Tidying: Please take care of any excessive messes before leaving.

You don't need to deep-clean the house. That's what our housekeeping team is here for!

I just ask that you leave things reasonably tidy. If the home requires cleaning beyond normal use, an additional cleaning fee may apply.
